PLEASE NOTE: These terms apply strictly to Direct Bookings made via our website. If you have booked through a third-party platform (such as Airbnb, Booking.com), the cancellation policy and payment schedule agreed upon through that platform will take precedence.
1/ Payment & Schedule
Booking Deposit: A 30% non-refundable deposit is required to secure your booking.
Balance Payment: The remaining 70% balance is due 60 days prior to your arrival date.
Late Bookings: For bookings made within 60 days of arrival, the full amount is payable immediately.
Non payment: We reserve the right to cancel bookings if payments are not made as scheduled.
Online direct payments are processed securely through Clover.
2/ Cancellation Terms
If you need to cancel your stay, the following terms apply based on when notice is received:
More than 60 days before arrival: Full refund of any balance paid towards the remaining 70% (deposit remains non-refundable).
30-60 days before arrival: 50% of the total booking cost refunded.
Less than 30 days before arrival: 0% refund (No refund).
3/ Important Notice
Non-Payment: If the balance is not paid by the 60-day deadline, we reserve the right to cancel the booking and retain the deposit.
Travel Insurance: We strongly recommend all guests take out comprehensive travel insurance, to cover unforeseen cancellations, as we cannot make exceptions to the above policy.
1. Booking and Contract
A binding contract is formed when we receive your deposit/full payment and issue a booking confirmation. The person making the booking must be at least 18 years old and accept these terms and conditions on behalf of all guests in the party.

3. Important note on Booking Channels.
Our standard Payment Schedule and Cancellation Policy apply to direct bookings made through our website.
Bookings made via third-party platforms (such as Airbnb, Booking.com) are subject to the individual platform's own terms, payment schedules, and cancellation policies.
In all cases, the policies of your booking platform will apply to that reservation. Please refer to the specific platform's terms and conditions at the time of booking.

5. Check-in and Check-out Times
Check-in: From 4:00 pm Latest arrival by 7:00 pm - Please inform us if you will be later.
Check-out: By 10:00 am on the day of departure (cleaners will be on site at or shortly after this time).
6. Access to the Property
The property is reached via a 300 metre single-lane track, with some pot-holes and uneven surfaces typical of rural West Country lanes. It is also Common Land and a Public Right of Way, dog walkers often access this area. Drive slowly and carefully, the views will help with this!
There are some pull-in passing places - please show courtesy and reverse to the nearest pull-in if you meet another vehicle (residents and other users should do the same).
The track does not require high clearance vehicles or 4x4.
7. Occupancy and Use of Property
The property is let for holiday purposes only.
Maximum occupancy: 4 guests (Any children under 18 must be accompanied with a parent or legal guardian).
The number of guests must not exceed the number stated at the time of booking.
Subletting or allowing additional people to stay overnight is strictly prohibited.
8. Pets
Up to 2 well-behaved dogs are welcome by prior arrangement. A small pet fee for each pet applies.
Dogs must not be left unattended in the property and must be kept off the furniture.
Owners are responsible for cleaning up after their pets and any damage caused.
Brynor Lodge is a partially enclosed property, in keeping with its natural surroundings. It is therefore not fully enclosed and it is your responsibility to manage your pets safety at all times.
Dog towels and cleaning facilities (bath/hose) are provided. Please ensure you clean your pets after walks.
9. House Rules
Strictly no smoking or vaping inside the property.
Parties, stag/hen events or excessive noise are strictly prohibited.
Guests must respect the peaceful nature of this retreat and neighbouring properties.
The private gym must be used responsibly and in accordance with provided instructions.
All waste must be disposed of responsibly and recycling followed (the appropriate bins and guidance are provided).
The property must be left in a clean and tidy condition. Additional cleaning charges may apply if excessive cleaning is required.
10. EV Charger
A dedicated EV charger is available for guest use (type 2/7KW).
Use of this charger is an additional cost as defined in the welcome pack.
Guests must use their own charging cable.
Please report any faults or damage immediately.
Misuse, tampering, or damage to the charger or electrical system may result in charges for repair.
Charging is for your vehicle only during your stay. Commercial or third-party vehicle charging is not permitted.
11. Damage and Security Deposit
You are responsible for any loss or damage to the property, its contents, or grounds caused by you or your party (excluding fair wear and tear). We may charge you for repairs or replacements via the card you used for booking.
12. Liability
We are not liable for any loss, injury, or damage to guests or their belongings during their stay, except where caused by our negligence. Guests use all facilities strictly at their own risk.
13. Right of Access to Property
We reserve the right to enter the property (with reasonable notice where possible) for maintenance, emergencies, or to show the property to future guests.
14. Privacy
Your personal data is handled in accordance with GDPR Privacy Notice and applicable data protection laws.
15. Complaints
Any issues must be reported to us immediately so we can try to resolve them during your stay. We cannot accept liability for complaints reported after departure.
16. Governing Law
These terms are governed by the laws of England and Wales.
